Questions people ask

Where do these prices come from?

From the Residential Property Price Register run by the Property Services Regulatory Authority. Every residential sale in Ireland since 1 January 2010 is filed there by the buyer's solicitor when stamp duty is paid. We download the full register every week and put each sale on the map. Our guide to the register explains what it records and what it leaves out.

Are these asking prices?

No. These are the prices actually paid, as declared to Revenue. Asking prices on the portals are what the seller hoped for. The gap between the two is often 5 to 10 percent, in either direction.

Why is a pin in the wrong place?

Eircodes only appear in the register from around 2021. For older sales we place the pin at the centre of the estate or street, worked out from newer sales on the same road. Those pins are drawn paler. Tick 'Exact Eircode pins only' to hide them.

Can I see what one specific house sold for?

Type the Eircode into the search box. If the house sold since 2021 you land on it directly, with every sale recorded at that Eircode. For older sales, open the town page and search the address in the table.

Is this a valuation?

No. It is the public record of what nearby homes sold for, which is the first thing any valuer or estate agent looks at. Use it to sanity-check an asking price or a valuation, not to replace one.
